Leslie J. Garfield & Co.’s Matthew Lesser and Richard Pretsfelder had the priciest single-family residential listing to hit the Manhattan market this week, with a $29.95 million townhouse at 247 Central Park West on the Upper West Side. The sprawling 10,745-square-foot, seven-bedroom home faces directly onto Central Park and boasts an oversized chef’s kitchen, 60-foot swimming pool, four-passenger elevator, multi-level home theater and a glass solarium. The home was originally built in 1887 as one of a row of townhomes lining the block between West 84th and 85th streets.
The second-priciest listing to hit the market this week is a $23.95 million co-op at 170 West 74th Street, also on the Upper West Side. The two-bedroom, prewar home spans 1,500 square feet and features a library, “helicopter views” from every room, a renovated kitchen with custom cabinetry, a full laundry area with side-by-side washer and dryer and new oak hardwood floors throughout. A $14.5 million co-op in the Dakota rounds out this week’s pricey, all Upper West Side trio. The 4,500-square-foot home at 1 West 72nd Street lacks park views but boasts a chef’s kitchen, six fireplaces, high ceilings and a shaving closet in its stead. The cheapest listing to hit the Manhattan market this week is a $280,000 studio co-op at 235 West 102nd Street – also on the Upper West Side. The unit holds a kitchen set apart from the sleep/living area, and building amenities include a gym, laundry and indoor and outdoor roof gardens. Halstead Property’s Jenet Levy has the listing.
We head east for the second-cheapest listing of the week: a $300,000 studio co-op at 321 East 45th Street in Turtle Bay. Described in the listing as “sweet and spacious,” the pad is move-in ready and boasts large living and sleeping areas and three closets. The kitchen is outfitted with granite countertops, mosaic glass and a stone backsplash, while building amenities include a doorman, elevator, gym, in-building laundry and a live-in super. The week’s third least expensive, a $315,000 one-bedroom co-op at 330-40 Haven Avenue, brings us back west to Hudson Heights. The 710-square-foot pad, listed by the Corcoran Group’s Kelly Cole and Paul Cole, has been renovated throughout. Features include granite countertops with a glass tile backsplash, stainless steel appliances, additional cabinetry in the dining area, six closets and a deep soaking tub with classic subway tile in the bathroom. – Julie Strickland
